Mine, all Mine!
Hey, when looking at a Spokane Real Estate Market Update, these are MY stats. Not the MLS’s. Nope, they’re mine, all mine. Although my Spokane statistics are based on whats reported in the Spokane Association of Realtor(r) MLS system, don’t hold SAR responsible for what I publish. It is my interpretation and analysis of their data.
Why study only parts of the Spokane Real Estate market?
Suppose the Mead listing of 240 acres for $6.5 million sells, should the data from that sale really be lumped with 3-bed, 1800 sq. ft. houses selling in Spokane Valley on a 1/6th acre lot? NO WAY! Talk about skewing the numbers, this one sale alone would have a dramatic, inappropriate impact on our averages.
I look at houses and nothing else
The attached chart shows, in any given month, that approximately 90.2% of all residential home sales in Spokane happen on houses on less than 1 acre.
Also, I only report on sales in and around Spokane, including Spokane proper, Spokane Valley, Mead, Millwood, Veradale, Liberty Lake, Medical Lake and Airway Heights. Many surrounding communities don’t make the cut - For example, Colville is nice, but including sales data from there doesn’t help you understand what the greater Spokane market is doing.
